Start With What the Thermostat Can’t Tell You

The Usual Suspects, Ranked by How Often I Actually Find Them

  1. Leaky or disconnected ductwork. I’d say this is the cause in close to half of my “uneven heat” calls. Flexible duct in crawlspaces and attics gets crushed, disconnected, or chewed through by rodents. A 6-inch tear in a supply line can dump 20% of your heated air into a crawlspace instead of a bedroom.

  2. Undersized or poorly balanced system for the house. Common in homes that added a bonus room, finished a basement, or bumped out a kitchen without touching the ductwork. The furnace is fine — it just was never told there’s 400 more square feet to heat.

  3. Dirty filter or blocked returns. This sounds too simple, but a filter clogged with pet hair drops airflow enough that far rooms starve while near rooms stay warm. Check this first, it’s free.

Don’t Ignore the Rest of the House While You’re At It

If you’re already having a tech out for heating, it’s worth a five-minute look at anything else drawing on the same electrical panel, especially in older homes. I’ve walked into more than one job where the real reason the furnace was underperforming was a panel that couldn’t reliably deliver power to it, alongside knob-and-tube wiring from the 1950s still feeding half the house. If your panel is original to a home built before 1985, an electrical panel upgrade is worth discussing, particularly if you’re also thinking about a heat pump or an EV charger installation down the line — both draw more power than most old panels were built for.

And if your water heater is on the same wall as your furnace and it’s also underperforming, don’t assume it’s unrelated — sediment buildup and heating issues often show up in the same older homes at the same time. Worth a quick water heater repair check while a tech is already on site.

Split-levels and daylight basements in Bellevue neighborhoods built in the 60s and 70s are classic for the “upstairs hot, downstairs cold” pattern. And in Everett, I see a lot of homes with additions that were never properly integrated into the original duct system — the new room always runs cold because nobody extended the ductwork to actually serve it.
